We will come up with a step-by-step guide with a detailed list of what especially will happen at each stage and the expected timeframe. A few considerations that we will discuss:

• A review of comparable properties and the current market
• An itemized home updates list for your property
• A plan to maximize exposure of your property and generate buyer interest
• Estimated costs related to the sale

Before the property is put on the market, we will make sure thorough preparation steps are completed. This can include:
• Renovations and Cosmetic Updates
• Home and Pest Inspections
• Furniture Staging
• High-End Professional Photography/Videography
• Preparation of the Property Disclosure Packet
Once the home is fully prepared, we will begin our top-notch marketing in many channels across MLS, brokers’ lists, direct mailing, online marketing, and social media.


With all the previous work, we should’ve already gauged enough interest. Based on the interest level, we will strategize an offer due date.
During negotiation, our team goes the extra mile to purposefully solicit multiple competitive offers with many rounds of negotiation. With the offers on hand, we will counter any offers if needed, financially vet the offers, select the best offer that meets your desired price and terms, and move into contract. We also keep backup offers on hand just in case the preferred buyer falls through.

During this process, we will make sure that the buyer’s earnest money is deposited, that all buyer contingencies (if there are any) are removed in time, all statutory compliances or repair work are facilitated. If applicable, buyer’s loans are final approved, and the appraisal is completed in a timely manner.
